The Town of Lyman is conducting a competitive bid process for the renovation and repurposing of the Cousens Memorial School at 382 Goodwins Mills Road in Lyman, Maine to serve as a Town Hall.  Bids will be opened and read aloud in the meeting room at 11 South Waterboro Road, Lyman, Maine at 2:00 p.m. on Wednesday, March 14, 2018. Bids submitted after the noted time will not be considered and will be returned unopened.

Sealed Contractor bids for the project noted above shall be received in envelopes plainly marked “Do Not Open, Sealed Bid” and addressed to:

The project consists of renovations and entrance additions to a former school with 10,158 SF. The plan includes but is not limited to town offices, community rooms, kitchen, bathrooms, entrance canopies, and elevator. The renovation also includes new associated mechanical, electrical, plumbing, and septic systems. Site work includes but not limited to new storm water drainage and expanded paved parking areas.

For interested contractors and sub-contractors the existing building will be open for inspections on Wednesday, February 21, 2018 from 3:00 – 4:30 p.m.

Bid Documents: Full sets only will be available on or about February 9, 2018. An electronic file transfer of the documents may be purchased for $20. Hardcopy plans, specifications and an electronic file transfer of the documents may be purchased for $320. Non-refundable payment will be required for each set of bidding documents before they are shipped or transferred and may be purchased from Harriman, 46 Harriman Drive, Auburn, ME 04210

All plan holders who obtained their electronic and/ or printed bid document sets will also receive all addenda as they are issued.

The Successful bidder shall begin the Work on receipt of the Notice to Proceed and shall complete the Work within the Contract Time.  The selected contractor will be required to furnish a Performance Bond, separate Labor and Material Payment Bond, and Insurance in a form acceptable to Owner will be required of the successful Bidder.
